Prospect Lefferts Gardens sits on the eastern edge of Prospect Park, wedged between Flatbush and Crown Heights. At its heart is Lefferts Manor — a landmarked historic district of turn-of-the-century rowhouses protected by a single-family covenant since 1893.

The result is a neighborhood that feels settled and residential in a way few park-adjacent districts still do: long-tenured Caribbean-American families, arriving first-time buyers, and one of the last stretches of park frontage in Brooklyn where prices haven't fully caught up to the setting.

Getting Oriented

Bounded by the park, Flatbush, and Empire.

Roughly: Empire Boulevard to the north, Clarkson Avenue to the south, the park and Ocean Avenue to the west. The B/Q at Prospect Park and Church Avenue, and the 2/5 at Winthrop Street, frame the commute.

Ocean Avenue carries the grand prewar co-ops facing the park; the Manor's rowhouse blocks — Midwood, Rutland, Fenimore — run east from there.
